Crawl Spaces on Hillside Lots

Crawl space insulation and encapsulation is a common need in Northwest Arkansas, where many homes sit on sloped lots over vented crawl spaces. In summer, humid outdoor air flows in through the vents and condenses on cooler surfaces. Batts between the floor joists soak up moisture and fall, wood stays damp, and the house above can smell musty.

Karst and runoff

Springs, losing streams, sinkholes and caves are common in Washington County. On hillside lots, water from uphill can run toward the foundation in heavy rain. If water comes into your crawl space, drainage or grading work comes before encapsulation, and we will tell you so.

Encapsulation

We close the vents, lay a heavy liner over the ground and up the walls, seal its seams and edges, and insulate the foundation walls and rim joist with closed-cell foam. The space is kept dry with a dehumidifier or a little conditioned air. HomeGuide lists encapsulation at $3 to $10 per square foot, about $3,000 to $15,000 for most homes.

Floor insulation

Some homes are better left vented with insulation under the floor. The Department of Energy suggests R-19 for floors over unheated space in Zone 4. Closed-cell foam sprayed under the subfloor seals and insulates in one step.

Crawl Space Insulation & Encapsulation Questions

Do I need a dehumidifier in an encapsulated crawl space?

Usually some form of drying: a dehumidifier or a small supply of conditioned air. We recommend one for your home.

Will encapsulation stop water from coming in?

No. It controls humidity and ground moisture. Water entering from rain or springs needs drainage work first.

How long does crawl space work take?

Most homes take one to three days.

Is crawl space encapsulation worth it?

For damp, musty crawl spaces it often is. For dry crawl spaces, floor insulation may be enough.
