Why Encapsulate an Attic

Attic encapsulation means moving the insulation from the attic floor to the underside of the roof and sealing the attic from outside air. In many Northwest Arkansas homes, the air handler and most of the ductwork sit in the attic. In a vented attic on a July afternoon, that equipment is surrounded by very hot air, and any duct leak pulls it in. Encapsulating puts the ducts inside a space that stays much closer to room temperature.

How it works

We spray open-cell or closed-cell foam on the underside of the roof deck and the gable walls, seal the soffit and ridge vents and other openings, and leave the attic as part of the conditioned space. Open cell is the most common choice under a roof here because it costs less and fills rafter bays well. HomeGuide lists roof-deck foam at $1,500 to $9,000, and Fixr lists attic spray foam in existing homes at $2,500 to $12,000.

Air sealing the ceiling

If you keep a vented attic instead, the most important work is sealing the ceiling: around lights, plumbing vents, wiring, chases and the attic hatch. Then insulation goes on top. HomeGuide lists air sealing at $350 to $3,000.

Is encapsulation right for you?

It makes the most sense when ducts or equipment are in the attic, when the attic has a complicated shape, or when you have a bonus room. It is less useful if the attic is empty of ductwork and simple to insulate on the floor. We price both approaches so you can compare. We also talk about humidity in a sealed attic, since it may need a small supply of conditioned air.

Roofs and inspections

Foam on the roof deck hides the sheathing. If your roof is older or has had leaks, we recommend repairs or a roof inspection first. Get a free estimate

Attic Encapsulation & Air Sealing Questions

Will encapsulating my attic lower my cooling bill?

It often helps when ducts are in the attic, because the ducts lose less cooling. Results depend on the house, the HVAC system and duct condition.

Does a sealed attic need ventilation?

A sealed attic is not vented to the outside, but it usually needs some conditioned air or dehumidification to manage humidity.

Open cell or closed cell on the roof deck?

Open cell is common here and costs less. Closed cell can make sense where roof depth is limited or more vapor control is needed.

Will foam on my roof affect selling the house?

Some inspectors note that foam hides the roof deck. We provide photos and a written description of the work you can share.
